1. What made you choose one of our properties?
A central management service run by the company who developed the estate, high quality design, materials and landscaping, spacious layout, private homes, excellent location for access to other parts of Tuscany and Umbria, high standard of personal supervision by the developer to completion, a track record of delivering the development on time.

2. Do you believe that a central management service is useful to property owners?
A central management service is essential for owners like us, who want a home where they can have a relaxing holiday in a beautiful place but without the hassle of management issues spoiling precious down time. We are simply not able to fly backwards and forwards to and from Italy at short notice to sort out problems in our holiday home, nor do we want to waste our holidays sorting out problems, so we were looking specifically for a place where the repairs, maintenance and bills for the house and garden could be taken care of in our absence.
Aside from the general management of the estate being taken care of for us, it has been extremely useful to us to have help to sort out internet access, minor work in the house itself, help and advice with garden planting , to have someone to check on the house internally during longer periods when we are not there, help with receiving deliveries of furniture, help and advice with the administration of bills, particularly with utilities and local tax bills. The standard of service provided by the management on our estate is exceptional.

3. What are the positive and/or negative aspects of the location of your residence?
Positive: Location, location, location. Our house is really accessible, 4 airports in easy reach, a major train line nearby to big destinations like Florence and Rome , a major road within easy reach. It is close to beautiful destinations, lots to see within a days travel of the house, which means we can keep coming back year after year and still have plenty to do and see, the closest town for amenities is only 5 minutes drive.
Negative: Ideally we would have liked to be within walking distance of a village for fresh bread, cafe and groceries but we did a lot of research into the market before we bought and in this area at least, that kind of property was not available.

4. What are the positive and/or negative aspects of the layout of your property?
Positive: large size of the rooms in the houses. We visited several other estates before buying at Il Pino, and we found that many other estates had sacrificed quality of design and layout and finishes to cut costs and increase profits. In other cases, the rooms were cramped, or squeezed into low pitched roof spaces, poorly finished with uncompleted tile and electric work and sloppy paintwork. The opposite applies at Il Pino. Plenty of storage space is useful for us too.
Negative: Where there are two or three apartments in the same building, it would be more private to have the gardens and front doors of the houses facing in opposite directions, but we understand it’s not always possible due to restoration restrictions and land morphology.

5. Are there any other comments you would like to make?
The above factors contributed to our purchase of Il Pino, but the deciding factor was the personal supervision of the development by Mr. Bartolini, the Managing Director of Pagus. We are both property professionals and it was obvious to us that Mr. Bartolini’s dedication to high standards of design and materials would made the difference between our property and the other estates we visited. And, in a country where it is not uncommon for foreign home owners to experience delays with the refurbishment of their Italian properties, Mr. Bartolini finished perfectly on time and is a man who keeps his word, if he says it will be done, it will be done.

1. What made you choose one of our properties?

We chose our first property at Casali di Montecchio after a long search. We wanted a well located quality property which would be looked after whilst we were not there.(We both worked full time)

We bought Casale 7A at Il Pino for the same reasons and because we had been very satisfied with the house at Montecchio. Again the location was good and we wanted a larger property.

The locations are good not only because of the views and sense of being off the beaten the track but also because the central location gives easy access to many historical towns in the Val di Chiana and beyond

Many buyers especially in Italy feel they want to buy a villa to be able to renovate themselves but find that it takes them much longer and costs them much more than they originally budget for. With the Pagus developments the price can be fixed but Pagus also gives the buyer the opportunity to be involved in the design and fitting out (especially if the buyer gets involved early in the development process). This preserves some of the sense of adventure for those who don’t like the idea of buying ’off plan’ and in an ideal world would like to renovate themselves.

2. Do you believe that a central management service is useful to property owners?
Yes a central management service is useful - and is indispensable for those with limited time.


3. What are the positive and/or negative aspects of the location of your residence?
Positive : the combination of good views rural location but easy access to facilities is very important. (there is one slight drawback to this - because we fly from the North of England we cannot use Perugia airport and our nearest airports are Rome and Pisa. Perugia is one hour and Rome and Pisa are two hours. Not a big problem but increased services to Perugia would help access.)

Negative : you cannot walk to a restaurant ! - unless you walk to Farneta. That does mean that you need your hire car or as we have said to have access to a reliable taxi service

4. What are the positive and/or negative aspects of the layout of your property?
We enjoy living in the house and come to it all the year round.

5. Are there any other comments you would like to make?
It has been important both at Montecchio and Il Pino to have had an administrator who was also the developer and who has taken equal care and satisfaction in delivering a good product and maintaining after it has been finished.
